Services | Strategic Asset Management

Specialising in distressed assets and transaction management, we provide optimum solutions and deliver tangible benefits to the Client or financier (as mortgagee in possession or administrator) through outstanding researched advice, selection and rigorous management of key services and accurate reporting of the disposal process. This may include completing the project, winning final approvals and securing key tenants necessary to significantly increase the final gross realization within the conditions of market cycles.

Typical services include:

  • preparing asset management strategies to ensure seamless handling and running of the asset
  • applying strategies for effective and efficient management and securing strong tenants to ensure maximum returns to the Client
  •  short list on and off market acquisition options and prepare a competitive bid
  • extracting the maximum from mortgagee-in-possession property assets to salvage returns for lenders
  • rigorous due diligence and providing accurate reporting up till disposal
  • devise terms and conditions to limit Client risk and manage the due diligence and legal process

We secure select tenants on a pre-commitment basis, appoint and manage the project branding and key marketing leasing and sales agents to ensure project success. We are cognizant of the need to avoid conflict of interest and declare any potential issues as they arise.

Palladium is appointed by the Mortgagee In Possession to provide its strategic asset management expertise to ensure the disposal of a residential, retail and commercial strata portfolio over three separate distressed assets. Phillip Hoare acted as principal consultant for the financier to ensure successful disposal of distressed residential flat project mid-way through construction. Strategic Asset Management

As primary consultant, Phillip Hoare worked with the developer and the bank in successfully selling on market the close to completion commercial office and retail development. Provided advisory assessment and strategic advice, technical feasibility on extending floor area with a penthouse, negotiated with major tenants, managed the sales marketing campaign and negotiated with purchaser to secure a successful disposal.

Palladium devised a marketing strategy “Work, Learn & Play” and managed the leasing process through select agents with the aim of securing pre- commitment from anchor tenants, building the brand profile prior to the completion of the project. This was achieved through pre-lease analysis, anchor tenant identification and negotiation, project branding and leasing management. Success included securing ABC Learning Centres on a long term lease and assisting with a long term lease to Fitness First.

Palladium provided their expertise to secure a leading fitness centre to occupy the ground and first floor of the development. We also managed an effective marketing process and expression of interest campaign to secure an emerging BRW Fast 100 health and fitness operator on favourable terms to our Client. Palladium managed the expression of interest process, sourced and negotiated key lease and fit-out terms, and managed the lease negotiations to secure an operator to lease the purpose built space.

Palladium provided strategic advice regarding disposal strategies to maximise the return and minimise the discounting due to potential site contamination. Independent initial reviews were undertaken to identify the potential of disposal on the open market. Associated risks due to possible contamination of the site and likely remediation requirements were assessed and recommendations made. The disposal of the property on favourable terms was managed by Palladium.
